(DMG) is authorized to provide Scott Carroll of Costa Mesa Sanitary District (CLIENT)with a highly credentialed qualified licensed ICC Building Inspector/Licensed General Contractor to conduct a comprehensive building & site inspection on a Property located at 2252 Fairview Rd, Costa Mesa, CA 92627. The purpose of this due diligence inspection is to evaluate the building and site of deferred conditions. SCOPE OF WORK: • Conduct a site visit • Evaluate the building and site of deferred conditions • Written comprehensive photographic digital report. • Report Completed within apx.24-48 hours of inspection date. All DMG reports are delivered in a digital pdf.file. Printed, bound & mailed copies can be provided upon request for an additional fee. Fees will vary based on the number of pages, color copies&binding preferences. Terms &Conditions: If there is no access to the ROOF,utilities are shut off,doors are locked or there is limited access for the building inspection then additional fees up to$650 will apply for another site visit. Please make sure before our site visit they are turned on, opened and access is made available. If no roof access ladder is available for the building,an additional cost of$350.-$500. will be applied for scissor/boom lift rental paid by the CLIENT. This Report is intended for the exclusive use of our CLIENT. Use of the information contained within the report by any other party is not intended and,therefore, DMG accepts no responsibility for such use. Building Inspection reports reflects the visual conditions of the property at the time of the inspection only and is conducted in accordance with the proposed work scope. Hidden, concealed defects, past conditions that have been remedied for future sustainability, conditions in inaccessible areas and sampling of any kind cannot be included in this report. No warranty is either expressed or implied.The report is not an insurance policy,nor a warranty service and DMG cannot be a 3rd party insurer to defects of the property that may be discovered down the road nor make any assurances as to the accuracy of any work provided by past contractors or engineers to the property. An earnest effort will be made on the CLIENTS behalf to discover all current visible defects to be determined by the discretion of the inspector. If there is no access to parts of the building, there are unsafe conditions or in the event of an oversight, no liability at all whatsoever is assumed by DMG or the inspector. All reports are an opinion report,expressed as a result of the inspection in the visible areas made accessible by the CLIENT. If CLIENT fails to pay DMG, DMG will suspend Services under this Agreement and retain all work product deliverable to CLIENT until payment is made. In the event of a cancellation a nonrefundable fee will be charged of$250. In the event of non-payment by CLIENT in accordance with the terms herein, a service charge of up to 30% per month (30 days)for each invoice amount will be charged by a collection agency. COMPENSATION: The estimated cost to perform the above scope of work is $850. Total amount of Compensation is due at time of execution of this Agreement. If no roof access is available for the building,an additional cost will be applied for scissor/boom lift rental paid by the CLIENT. In the event of early termination of this Agreement by CLIENT,CONSULTANT shall be entitled to payment for all services performed,as well as its costs incurred,including costs or charges resulting from the termination in addition,a nonrefundable fee will be charged of$250. Any refund shall be delivered within ten(10)calendar days. Work will commence upon receipt of signed contract and delivery of payment. If paying by check please make PAYABLE TO DMG and send a copy of the check with the faxed letter of intent and then overnight the check to the above DMG address.
