That portion of Lot A of the Banning Tract,_in the City of Costa Mesa, County _
of-Orange, State of California, as shown on a map filed in the case of Hancock
Banning and others, versus Mary H. Banning for Partition and being Action No.
6385, in the Superior Court of the State of California, in and for the County
of Los Angeles, described and shown in Exhibits "A" and "B" attached hereto
and made a part hereof.

Three strips of land ten (10) feet in width in the City of Costa
Mesa, County of Orange, State of California, over that portion of
land shown in Record of Survey 91 -1053 filed in Book 132, pages
44 -45, of Records of Survey, Orange County, the center lines of
said strips being described as follows:

Beginning at a point in the boundary of said land described in
Record of Survey 91 -1053 distant thereon S 78 °13'02" E 12.93 feet
from the northwesterly terminus of that course shown as "N
78 °13'02" W 322.87 feet" on said map of said survey; thence
