A ten foot. strip of land, lying within Tract No. 9952 in the City
of Costa Mesa, County of Orange, State of California, as per map
filed in book 416, pages 11 and 12 of Miscellaneous Maps, records
of Orange County, California, the center line of which is described
as follows:
Commencing at the most easterly corner of said Tract No.
9952; thence South 39° 48' 45" West, 38.90 feet to the true point
of beginning; thence along said center line North 51° 54' 39 "•West,
424.98 feet to the point of termination.
The basis of bearing for this legal description is the
center line of Irvine Avenue (formerly Tustin Avenue) being North
39° 48' 45" East as shown on a map of said Tract No. 9952 recorded
in book 416, pages 11 and 12 of Miscellaneous Maps, records of
Orange County, California.
All as more particularly shown on the map attached hereto and made a part hereof.
